CONDO/WAREHOUSE DEVELOPMENT

GENERAL:

  • Building and development permit application and fees not included.
  • Course of construction insurance included.
  • Concrete testing and soil compaction testing is not included.
  • Engineered Behlen Building drawings included.
  • Architectural, structural, mechanical and electrical engineering and drawings are not included.
  • Temporary construction power included.
  • Temporary sanitary facilities included.
  • All utilities to be arranged and paid for by Owner.

 

 

SITEWORK:

  • Site development including stripping, grading, gravelling, landscaping, fencing or accesses are not included.
  • Site is assumed to be prepared and level to 1’-0” below finish floor elevation.
  • Excavation for grade beam and backfill with excavated material is included.  Digging and backfill with frozen material is not included.
  • Pile tailings to be stockpiled on site for disposal by Owner.
  • Finish grading around building by Owner.

 

 

CONCRETE:

  • Foundations to consist of reinforced concrete grade beam on reinforced cast in place concrete piles with top of grade beam flush with the finish floor elevation in accordance with drawings S-1 to S-5 including the piles under the outside edge of the sidewalk.
  • Owner to be responsible for providing a geotechnical report for the site and arrange and pay for the geotechnical engineers site supervision costs during installation of the piling.
  • Provide 4” void form under grade beams.
  • Provide 2” rigid grade beam insulation to inside perimeter below floor slab.
  • Supply and install standard black steel anchor bolts.
  • Sidewalk and floor slab not included.

 

 

MASONRY:

  • Supply and install masonry facing to match the existing building.
  • Masonry work to be done in the spring of 2006 when weather permits.

 

 CONDO/WAREHOUSE DEVELOPMENT

CARPENTRY AND FINISHING:

  • Exterior walls to be framed with steel studs, sheathing, insulation, vapor barrier and fire rated drywall as noted on the drawings.
  • All drywall to be taped and sanded ready for paint.
  • Owner to provide suitably heated interior environment to permit finishing of drywall.
  • We have included for 2x4 wood frame construction behind sign bands c/w 7/16” OSB sheathing.
  • Interior demising walls not included.
  • Finish painting of doors or drywall not included.

DOORS AND WINDOWS:

  • Ten 10’ x 14’ steel sectional insulated overhead doors (R16) c/w 3” track, 2’-0” high lift, manual chain hoist and weatherstrip.
  • Eleven 3’ x 7’ hollow metal insulated doors and pressed steel frames c/w NRP butt hinges, deadbolt, latchset, threshold, weatherstrip, sweep and check chain.
  • Ten aluminum entry doors to be a 3’ x 7’ to match the existing building doors.
  • Thirty exterior white vinyl Durabuilt windows to match the existing building windows.

METAL BUILDING:

  • Behlen Industries single slope pre-engineered steel building in general accordance with the drawings.
  • Design loads to 1997 ABC plus 1 psf collateral load.
  • Clear span interior rigid frames and post and beam end frames.
  • Structural steel to have one coat of standard gray primer.
  • Structure to bear directly on concrete foundation without grout or shims.
  • North and south sides of building to be braced with portal frames similar to the existing building.  Torsional bracing from the endwalls to the roof structure eliminates the requirement for cross bracing on both ends.
  • Roof to be 24 ga. galvalume standing seam type c/w 9” (R-30) insulation consisting of one layer of 3” faced fiberglass metal building insulation and one layer of 6” unfaced fiberglass rolled insulation.
  • Exterior walls on the south side and approximately 46’ of each end to be 26 ga.  Behlen Detlaspan profile (similar to Varco-Pruden Vee Rib) prefinished in the manufacturers standard color c/w 6” (R-20) faced fiberglass metal building insulation.  We have also included the 2’-0” high stitch on fascia to both ends.  Please note that the Behlen panel is smooth and not embossed like the Varco-Pruden panel.

 

METAL BUILDING:

  • Exterior walls on the north side and approximately 14’ of each end to be 22 ga. Vicwest Steel AD300R hidden fastener panels in manufacturer’s standard colors, similar to the Varco-Pruden panels on the existing building.  Please note that the Vicwest panel is also smooth.  We have also included the additional stitch on alternate color fascia similar in design to the existing building on the north side and east and west ends.
  • Standard eave gutter and downspouts to grade.
